As a local real estate professional, I know the neighborhoods, schools and market conditions. However, in a complex real estate market that simply isn't enough. At times homes are sold before they are ever publicly marketed. The team of agents I work with actively engage the surrounding communities. Three things occur as a result. First, I know of homes that are coming on the market before the general public and other brokerages do. Second, I know homeowners that are looking to buy before they list their home as many homeowners are first buyers before they become sellers. Third, my work within the brokerage community enables me to know about homes that are going to fall out of escrow, when a price reduction is on the horizon as well as what price range homes are pending at before they close escrow. Although Zillow, Redfin, Trulia, Realtor.com and other search engines have information, they don't have access to what I know and what you deserve to know.
